Due to declining health, this 'Micro' Tiny Home is FOR SALE at a now reduced price of $75K -- 'AS IT IS, WHERE IT IS' - Vancouver Island, BC Available to show by the end of March, maybe sooner, but I am not well and my strength/energy is limited, so please, NO 'tire kickers'. Only inquire if you are truly interested and would consider making an offer. This is an outright SALE - NO trades, NO payment plans. Please read the entire ad as you'll find many questions have already been answered below. (If you still have questions, of course don't hesitate to message me.) If you've explored the market, you'll know that the price of tiny homes has gone up like crazy but I'm trying to sell this one at a reasonable price. I'm open to negotiation as I know the home needs a few (very minor) fixes that I can no longer do myself, as well as a fresh coat of paint. If the home is not sold by the end of April, it will have to moved from this PRIME spot where it already has full hook-ups! At this time, the purchaser has a choice to occupy the home exactly where it is! or move it to a new location. (Be aware that finding places for tiny homes on Vancouver Island is extremely difficult and beyond April, it WILL have to be moved.) If you already have your own property, this would make a quaint little AirBnB, or a cozy get-away cabin at the lake/in the woods. This home was built according to my own design; made to resemble an old fashioned gypsy wagon/vardo. I had intended to travel in it, so it was designed to be mobile - like a small motorhome/RV/travel trailer - which accounts for the diminutive size (smaller than most tiny homes). The home itself is approximately 8.5' x 16'; the porch and trailer tongue make it about 22 feet long. During the build, I realized it was going to be too heavy to have it continually on the road, so it became a stationary dwelling. The tires were removed and it was leveled on blocks, then skirted all around with heavy-duty billboard vinyl. (The tires are stored on a pallet underneath to keep them out of the weather, so the home can still be moved if/when needed.) I have lived in the home myself since Oct 2020, at its current location - a rented space on 5 wooded acres in the rural Sahtlam area, just west of Duncan, BC. Pad/space rent of $650/month is paid to the property owner who also has his residence on site. The tiny home has its own separate meter for BC Hydro, and a nice private yard - a grassy area bordered by lots of trees. Down the hill, near the main house, there is a shared space for vegetable gardening. Per the property owner, NO outdoor pets are allowed. Built on site by local Cowichan Valley tradesmen, the home is NOT CSA certified, but all electrical wiring and plumbing was done by and/or inspected by professionals. It is VERY safe and solid! Also, it is well insulated and has energy efficient double-pane windows. All electric, it has LED lighting and in-floor heating. Internet is currently provided by Shaw Cable/Lightspeed. Fresh water comes from a well on the property and 'gray' water is plumbed into a septic system. There is a Separett composting toilet for solid waste but this could easily be swapped out for a regular flushing toilet. As cute and comfy as this little home is, I believe it is best suited for only one person. You've heard the term 'one butt kitchen'? Well, this is a one butt tiny house. Approximately 130 sq ft total, the actual inside floor space for moving around is about 4' x 12'. (Remember, I designed it to be like a small motorhome!) For more than one person, some adaptations COULD be made to give it a bit more seating space but for more than that, you might consider taking out part of one wall and building an addition.
