Wanted- House in CV to rent and possibly purchase in summer

Looking for a house in the Cowichan Valley. Outlying areas preferable, Cowichan Bay, Sahtlam, Chemainus, Ladysmith. I plan on purchasing this summer but would like to rent it until then so kids don't have to change schools again. Would consider smaller, older house needing updating if the potential is there. Under $400,000.
