It is high bank on the Mirimichi River just outside of the town of Mirimichi on route 118 in New Brunswick. This is said to be the best salmon river on the east coast, it also has huge stripper in it. The section of river in front of the place is said to be one of the best on the river. The hunting is also great, and being this property goes back about 2 km into the woods you don't have to leave home to do it. It also has a stream running through it and a slate quarry at the back. It consists of 2 parcels of land, one is about 2 acres with the buildings on it and the other is the rest.
The catch is I don't trust the real estate agents out east, from my own experience they are crooked as hell, and since I am in BC and the place is on the other side of the country I can't show it. I have not been there in a few years so I am selling it all cheap. Now for those who are skeptical (as I would be) I can prove it is mine with the tax notices, the configuration of the land can be seen via the NB land site. and the road frontage can be seen via Google earth and street view. I can also produce the old cut sheet to show the real estates assessed value of just the land back when I bought it. I am selling the whole thing at less than the land value so anyone interested can know for sure there is no risk at all in buying it sight unseen.
I can't and won't make any clams about the buildings as I have not seen them in a while so here is an FYI, if you contact me and start asking mainly about the house you probably won't hear back. If you want a house you can see first hand and know the condition of (with certainty) go pay 3 times as much, don't waste my time. The only reason the price is this low is I am not taking the buildings into account at all. What I can say is the house was (in my opinion) close to being livable when I was out there last a few years ago, I stayed in it for a summer. The place did still need some work (mostly cosmetic) that I was not able to finish in the time I was there.
So if you want 55 acres of waterfront property below land value, and are willing to take a chance on the buildings, this is your lucky day. If you are tired of the high cost of BC or are wanting to get away before the big one hits this is an amazing opportunity.
